Already have a homestead exemption?
You can still check age 65, disability, or disabled-veteran eligibility. An exemption on the public record does not tell us when you first qualified or whether every benefit is in place.
What documents will I need?
Usually your Texas driver’s license or state ID with the property address. Disability and veteran claims need supporting benefit documents. The wizard gives you a checklist, and you can save and return. Address exceptions receive individual review.
Can I recover taxes from earlier years?
Possibly. Eligibility dates, exemptions already granted, and filing deadlines determine which years can be claimed. We review prior years individually; no refund is guaranteed.
What if I am not sure which exemption fits?
Start with your property and answer the online eligibility questions. The wizard identifies which exemptions may fit and which documents to upload. Partial disabled-veteran, trust, heir, surviving-spouse, and other special situations receive individual review before payment.
Still stuck after checking the guide?
You can save and return using your private resume link. For a question the guide does not answer, send a support request. Phone help is available at (210) 316-6953.
Disabled veteran exemptions: what to know before filing
Does a VA disability rating make my home fully exempt?
Not every rating qualifies for a total exemption. The residence homestead exemption under Section 11.131 requires 100% disability compensation with a 100% rating or a determination of individual unemployability. BCAD reviews the VA documentation and the homestead requirements.
Official sourceWhat about a 10% to 90% disability rating?
Section 11.22 offers a partial taxable-value exemption on one property you own: up to $5,000 for 10–29%, $7,500 for 30–49%, $10,000 for 50–69%, and $12,000 for 70–100%. Special qualifying conditions can affect the amount. This uses Form 50-135 and receives individual review through our service.
Official sourceWhich veteran applications can use the guided flow?
Our guided packet flow currently supports VA-confirmed 100% permanent-and-total homestead cases. Partial ratings, individual unemployability, other 100% ratings, surviving spouses, and prior years are routed for individual review before payment. That service routing does not determine legal eligibility.
Can a veteran file late?
The Comptroller states that the 100% disabled-veteran homestead exemption may be filed up to five years after the taxes’ delinquency date. This is different from the general homestead late-filing rule. The applicable year, qualifying dates, and VA records must be checked individually.
