Already have a homestead exemption?
You can still check age 65, disability, or disabled-veteran eligibility. An exemption on the public record does not tell us when you first qualified or whether every benefit is in place.
What documents will I need?
Usually your Texas driver’s license or state ID with the property address. Disability and veteran claims need supporting benefit documents. The wizard gives you a checklist, and you can save and return. Address exceptions receive individual review.
Can I recover taxes from earlier years?
Possibly. Eligibility dates, exemptions already granted, and filing deadlines determine which years can be claimed. We review prior years individually; no refund is guaranteed.
What if I am not sure which exemption fits?
Start with your property and answer the online eligibility questions. The wizard identifies which exemptions may fit and which documents to upload. Partial disabled-veteran, trust, heir, surviving-spouse, and other special situations receive individual review before payment.

Who qualifies for a Bexar County homestead exemption?
You need an ownership interest in the home and must use it as your principal residence. You cannot claim a residence homestead exemption on another home in or outside Texas. A purchase after January 1 may qualify for part of the year if the previous owner did not receive the same exemption for that year.

Use Texas Form 50-114 for a residence homestead application. Apply through BCAD Online Services or follow BCAD’s instructions for submitting the form and supporting documents. BCAD charges no application fee. Our optional preparation, filing, and tracking service is $49 once.
Official sourceHow much is the 2026 homestead exemption?
The general school district exemption removes $140,000 from a qualifying home’s taxable value. That is a value reduction, not a $140,000 refund. Other taxing units may have different exemptions; your actual tax reduction depends on the applicable rates, values, and exemptions.

Generally, an approved homestead exemption continues while you qualify. Respond to any BCAD request to verify eligibility, and notify the district if your residency or eligibility changes. A prior owner’s exemption does not establish your eligibility.
